UW Completed → Conditions Submitted averages 14.5 days (P90 of 28). This single phase accounts for nearly half the closing cycle. The wide spread signals inconsistency. Automated condition checklists, proactive borrower outreach, and processor SLAs targeting a 7-day median would yield the greatest ROI.

UW Turnaround Volatile Year-to-Year

Submitted → UW swung from 2.2 days (2022) to 6.9 days (2024), then back to 2.6 in 2025. This volatility correlates with volume surges. Building UW capacity buffers or automated pre-screening could stabilize this phase.

Scope: 16,546 loans with Application dates in 2022–2026. Loans with negative durations or cycle times >365 days (phase-level) or >730 days (lifecycle) excluded.
Metrics: Duration = calendar-day difference between consecutive milestones. Charts focus on the Application-to-Closing cycle; the full Started-to-Purchased lifecycle is in the summary table.
Ridgeline logic: Each curve plots the count of loans reaching that milestone on day X after Application. Curves are smoothed with a 3-point moving average for visual clarity. Data shown for days 0–80.
Milestone composition chart: Cumulative shaded line chart where each layer represents an additional phase. The top line equals the total Application-to-Closing cycle. Only 2022–2025 shown (2026 partial year excluded).
Segmentation: Breakdowns include only segments with >50 observations. YoY trends exclude 2026 (limited data).
